New Delhi: आरबीआई के गवर्नर संजय मल्होत्रा ने बुधवार को मौद्रिक नीति समिति (MPC) की बैठक के फैसलों की घोषणा की। केंद्रीय बैंक ने रेपो रेट को 5.50% पर स्थिर रखा है और मौद्रिक नीति का रुख ‘न्यूट्रल’ बताया है।
रेपो रेट के अलावा, केंद्रीय बैंक ने स्टैंडिंग डिपॉजिट फैसिलिटी (SDF) को 5.25% पर और मार्जिनल स्टैंडिंग फैसिलिटी (MSF) को 5.75% पर बनाए रखा है।
इससे पहले अगस्त की MPC बैठक में भी आरबीआई ने रेपो रेट में कोई बदलाव नहीं किया था। 2025 की शुरुआत से अब तक केंद्रीय बैंक ने रेपो रेट में कुल 1% की कटौती की है- फरवरी में 0.25%, अप्रैल में 0.25% और जून में 0.50%।
आरबीआई गवर्नर ने कहा कि भारतीय अर्थव्यवस्था अच्छा प्रदर्शन कर रही है और अच्छे मानसून के कारण महंगाई में कमी आई है। GST कटौती से अर्थव्यवस्था की गति तेज हुई है। हालांकि, टैरिफ के कारण निर्यात को लेकर कुछ चिंता बनी हुई है।
केंद्रीय गवर्नर ने वित्त वर्ष 2025-26 के लिए रिटेल महंगाई दर का अनुमान घटाकर 2.6% कर दिया, जो अगस्त में 3.1% था।
चालू वित्त वर्ष की दूसरी तिमाही के लिए महंगाई अनुमान 2.1% से घटाकर 1.8% किया गया, तीसरी तिमाही के लिए 3.1% से घटाकर 1.8%, और चौथी तिमाही के लिए 4% रखा गया है। RBI ने वित्त वर्ष 2026-27 की पहली तिमाही में महंगाई 4.5% रहने का अनुमान भी बताया।
साथ ही, चालू वित्त वर्ष के लिए GDP वृद्धि का अनुमान 6.5% से बढ़ाकर 6.8% कर दिया गया है। गवर्नर ने कहा कि पहली तिमाही में GDP में देखी गई तेजी अभी भी बनी हुई है। दूसरी तिमाही में GDP वृद्धि 7%, तीसरी तिमाही में 6.4% और चौथी तिमाही में 6.2% रहने का अनुमान है।
आरबीआई द्वारा रेपो रेट को 5.5% पर अपरिवर्तित रखने के फैसले पर, उमिया बिल्डकॉन लिमिटेड के चेयरमैन एवं मैनेजिंग डायरेक्टर, श्री अनिरुद्ध मेहता ने रियल एस्टेट सेक्टर पर इसके संभावित प्रभाव को साझा किया:
“आरबीआई का यह निर्णय संतुलित दृष्टिकोण को दर्शाता है और ऐसे समय में स्थिरता प्रदान करता है जब रियल एस्टेट सेक्टर में मजबूत मांग देखी जा रही है। निश्चित ब्याज दर का माहौल होमबायर्स और डेवलपर्स दोनों के लिए महत्वपूर्ण है, जिससे बेहतर योजना बनाना और लंबी अवधि के निवेश में विश्वास बनाए रखना आसान होता है।
हम अब भी रेसिडेंशियल प्रॉपर्टीज़ में मजबूत रुचि देख रहे हैं, खासकर मिड-इनकम और प्रीमियम सेगमेंट में, साथ ही कमर्शियल स्पेसेस में गतिविधि भी बढ़ रही है। त्योहारों का मौसम आने के साथ, इस नीति की स्थिरता बाजार में निरंतर गति बनाए रखने के लिए अनुकूल परिस्थितियां तैयार करती है।
आगे देखते हुए, ध्यान किफायती आवास और जिम्मेदार विकास को प्रोत्साहित करने वाले फ्रेमवर्क बनाने पर होना चाहिए। स्थिर रेट वातावरण और ऐसे उपायों के साथ, भारत का रियल एस्टेट सेक्टर स्वस्थ और सतत विकास की राह पर लगातार आगे बढ़ता रहेगा।”
