Noida: In a significant development for the NCR real estate market, Max Estates Limited, a prominent name in premium real estate, has officially taken over the long-stalled Delhi One project in Noida under the provisions of the Insolvency and Bankruptcy Code (IBC). The move comes as a major relief for homebuyers who had been waiting for over seven years, as Max Estates acquires Boulevard Projects Private Limited (BPPL), the company originally behind Delhi One. Strategically located at the edge of South Delhi and directly connected via the DND Flyway, the project offers exceptional connectivity to key areas of Delhi NCR and lies in close proximity to metro stations.

The Delhi One development is set to become a landmark integrated mixed-use project spread across a 10-acre land parcel (approximately 34,696 sq. mt.), with a development potential of around 2.5 million sq. ft. including previously sold inventory. Once completed, the project is expected to generate over INR 2,000 crore in sales revenue and INR 120 crore in annuity rental income. It will feature ultra-luxury serviced residences, premium commercial office spaces, curated high-street retail, and an exclusive club, redefining luxury and lifestyle in Noida.

Max Estates received the final approvals from the National Company Law Tribunal (NCLT) in February 2023 and the National Company Law Appellate Tribunal (NCLAT) in October 2024. With the formalities now complete, the company is poised to revitalize and transform the site into a thriving urban hub.
